BEXHILL provides our high net worth clients with advisory and investment analysis to facilitate the acquisition of strategically located Class A & B Office Properties. Generally, we source and analyze on asset opportunities valued between $8M USD and $25M USD. This is product that resides outside the focus of the REIT's, yet provides interesting valuation creation opportunities for our clients.
Our
investment approach is a risk balanced value/opportunity approach, where under we seek assets that are characterized by stabilized cashflow's, reasonable entry occupancy, manageable lease risk, conservative pricing per square foot and practical acquisition cap rates.
Acquisitions are expected to offer the potential for true value creation through effective management with a view to increasing NOI's, NCF's and delivering favorable mid-term capital appreciation.
Returns - we target are cash on cash returns of 7% to 14%, modified cash on cash returns 14% to 25% and IRR's of 13% to 25%. On a true or actual return basis, for every $100,000 of equity we invest we expect to return $160,000 to $220,000 over a 5 to 8 year horizon.
